The best suggestion for service I've ever read (here maybe?) is handing T a copy of today's paper followed by stapling the s21 to their forehead and taking a very quick snap

I'm thinking that they consider service by agent as service by a third party server and the letter as their certificate of service.
I would probably not have worked if you had served it yourself.

Proof of Service of S21 - interesting
In pursuit of my first possession order, Mansfield County Court have just informed me that a copy of the letter from LA stating "a copy of the S21 served by us by hand on T at abc address is attached" is sufficient proof of service.

Interesting, but I may apply braces to their belt.

Reply to Ongoing issues with leak from aboveby LdawgThanks for your response.
All costs are being covered by the management company. So currently I'm not actually losing out so I'm not really sure what I'm claiming for! More just the stress of it all. And the potential loss of earning and making unrentable/saleable as you say. Yes the floor...-

by LdawgOver the last FOUR years (!) we have had ongoing leak issues from the flat above, we've probably had 5 leaks during this time. In February they got a leak detection company out who found no active leak but that the floor was saturated. They recommended leaving it to dry out. Over the past few months...

by Hudson01To be honest if you read through what you have written and it was from someone else......... you would be telling them to run a mile. Take the advice and call it a day with this chap. Move on and do not waste any more time.

I joked he s either growing weed or can t get references. He says he can t find any studio s in London (big shortage) near where he is working that...

Reply to Windows and front door smashedby Hudson01I agree with above, once you have told them they will up the costs even if they don't pay you out any money, may as well get them to pay. It may be as said, i have seen a few of these '' accidents '' by the local criminal gangs, they are not known for their IQ's remember, so not being able to read a...

by Yorkie2020Tenant messaged this morning to say her living room window and front door were smashed in last night plus some other damage. She called the police who arranged for someone to secure the broken window and door.
In all the years of being a landlord, I've never had to make an insurance claim before,...-

Reply to Ongoing issues with leak from aboveby Hudson01Are the management company paying for all the damage via the blocks buildings insurance or is this down to you ? Given how long it has gone on i think you will need to take individual legal action against the landlord of the flat above, what else is there is they have no incentive to fix anything. ...

Reply to Windows and front door smashedby Section20zNever worth putting in a claim at that level. They will recoup any payout within 3 years with higher premiums.
But as you've already notified the insurers they'll probably hike your premiums anyway so may as well proceed...-

by GDLandlordDoes anyone have experience using the NL(1) form for the Public Trustee which accompanies a Notice to Quit on the Death of a Tenant please? This is used when a tenant dies interstate and has no personal representatives, or a will and no executors.
The form can be purchased via two agents...-
