    Do I have to find alternative accommodation for my tenants if they have rats?

    I rent an HMO on an AST. They have been in 7 months and have reported yesterday that they have rats. They have had Pest Control out but want us to find them alternative accommodation until the rats have gone. However as I understand it I have no legal obligation to find them alternative accommodation or refund their rent is that correct? One of their parents is pulling his "I am a QC and will do everything I can to terminate the lease as the property is uninhabitable" tactic and I wanted to make sure as I have had conflicting advice. just to note, I have had workmen there today doing all they can to fill in holes with the advice of the Pest Control Officer. It is a beautiful house in a nice area.

    can anyone advise?
