    white goods - whose responsibility?

    Hello I am a tenant and I wanted to ask you knowledgable people the following:

    When we moved into this house (2 and a half years ago) we signed an addendum to the tenancy agreement saying that the landlords had left various white goods for our use, and listing them. (the house was rented unfurnished apart from that), but that the lls would not be responsible for their maintenance, and 'should these break down then the tenant must update the landlord in order to update the landlord's inventory'.

    It used to be the lls home and they have gone abroad, we thought it was fair enough at the time, since we could make use of the items. Soon after we moved in the fridge/freezer stopped working and we bought another which we intend to take with us when we leave. We told the agents and they said we could take the llls broken ff to the dump if we wanted, we have nothing in writing though.

    Just recently our replacement ff has broken down, we have had to get another, and within a few weeks of this the dishwasher stopped working. We paid for someone to look at it, but they said its at the end of its useful life, motor is gone.

    As both the landlords and agency have been fairly useless throughout the tenancy (frequent problems with the boiler, promising to fix stuff then you hear nothing etc, etc.) I have started wondering is it actually legal for them to leave white goods which they won't fix? Also, they can't demand that we leave a working f/freezer and d/washer when we leave, can they? I now don't trust them or the agency.

    Another question is, the landlords live abroad, and the only address we have for them is c/o the agents. Do the LA have to give us their address abroad?

    Yes. LL has no statutory obligation to repair kitchen appliances such as fridges etc.

    No.

    Yes, if you request it in writing, agent is legally obliged to provide LL's address within 21 days.

        Auction houses will set their reserve lower. I don't know if you need to declare to auction houses potential problems. You could always put in with an estate agents and then declare the problem. May be someone desperate to get on the housing ladder will put up with the problem.

        It doesn't matter where the money comes from its about income & affordability. Some benefits eg state pension give a guaranteed income, so this is really good source of income - you can't get sacked from your retirement!
