    Can I sue a tenant if I felt that the property has been left in a dirty (or for damaged) condition if i have no inventory?

    I don't think you have a chance in a million because you cannot prove what condition it was in at the start of the tenancy ...

      Do you think i can argue it's unlikely have not been in that condition at the start?

        Like Pippay said you have next to no chance of claiming any money for damage without an inventory.

        You can spend money going to court and arguing that the property wouldn't be in a bad state but you can't prove it which mean a judge would have to order you to give the money back to the tenant.
