Notice to quit letter to landlord what would you put?

Does this sound right? And if not what would you put instead?

Dear Landlord,

I am writing to inform you that I will be ending my tenancy at (address of property) on (date you would be leaving) which is 4 weeks from the date of this letter, I understand I am liable for the rent up until I leave the premises on the 15th of February and will be paying all rent due to you.

I wish for you to be present on the day we move out to check the premises/and for me to return the keys to you, and also for the return of the deposit paid when I first moved in on the 29th of June 2009 which was £360 less any deductions we agree upon (excluding normal wear and tear) for any perceived damage beyond normal wear and tear should their be any.

1.Leave out the word 'perceived' (it gives him carte blanche to imagine all kinds of damage!)

2.It's 'should there be any' (not 'their').

3. Yours sincerely (not Your's)

Maybe I'm being pendantic, but the odd "please" and "thank you" might not go amiss.

eg, Please would you arrange to meet me at the property on that day, to inspect the premises .........


Also, re deposit, I may be wrong, but if it is lodged with a deposit scheme, it may not be available to return to you on that day, as the LL will have to apply to the scheme for it to be released.

Otherwise I think letter covers everything required.

Okay thanks for the reply, I will of course change the mistakes and put what you said regarding the odd please and thank you RE: Please would you arrange to meet me at the property on that day, to inspect the premises.

And the deposit isn't registered in any schemes at all, we paid £360 to the landlord in cash and obtained 3 receipts, each receipt states we paid £120 each time 3 times, we paid this before we moved in, basically we paid £120 3 weeks before we moved in, £120 2 weeks before we moved in, and the final £120 when we moved in, £360 altogether.

Your deposit should have been protected in a third party deposit scheme. Legislation came into force in 2007 I believe, meaning LL's are lo longer allowed to keep their own deposits. Your LL may have put it in a scheme without giving you the details, but if he hasn't he has failed to comply with the new law.

And no the bond definitely isn't deposited in any third party scheme as when we paid the bond they said they'd keep it in the bank, I remember that now.

Also with the rent being due on the 7th of February which would pay the rent up until the 7th of March I shouldn't really pay all that months rent should I? I mean if I'm leaving on the 15th of February I should only pay rent up until the 15th of February right which would be 1 week and 1 days rent and that adds upto £102.85, unless I'm completely wrong and do have to pay the full months rent?

Anyway this is the letter I've put together, do you think anything else is needed?

The law says that it should have been deposited with one of the protection schemes.

Yes. You should pay the whole month's rent.

You could add that if the landlord finds new tenants to move in before the end of your tenancy (7th March?) you would be willing to accept this subject to a pro rata repayment of the rent you have paid.

Keep it tight, there is no requirement for pleases and thank you's in a letter of this type. It does need to be polite and to the point.

Just wondering if I do have to pay up until the 7th of March because I posted in this thread on another forum about the type of tenancy agreement I have http://forums.moneysavingexpert.com/....php?t=2991084 so instead of typing out the same again here I'd ask if you could have a read of that first please just so I know for definite as the general concensus regarding the type of tenancy I have is that I would only have to pay until the 20th of February.

Just out of interest why would this need to be merged westminster?

My other topic is titled 'Advice on giving notice to landlord needed' this one is entitled 'Notice to quit letter to landlord what would you put?' so although they are all regarding me giving notice to the landlord, this one is asking what others would put and the other one is requesting advice so although similar, their not quite the same and the other topic is now 5 pages long so I'm sure others wouldn't want to wade through all that.

Firstly, note that jta's comments in post #7 are based on the assumption that your rent is due monthly, and it's not. That's why it's a bad idea to start multiple threads on the same subject.

It has been established in your other thread that your notice must be served before 25th January and expire on 22nd February 2011, and you are liable for rent up to that date, so your notice to quit is wrong. As I said in the other thread, your last rent payment due on 7th Feb should be apportioned to pay for the period 7th Feb - 22nd Feb inclusive.
