    Flooded Bathroom

    Hi.

    Is it the tenants fault if the bath got flooded when the overflow hole in the bathtub did not work?

    Another question, is a 12 month rental agreement without a termination clause after 6 months legally binding?

    Well I wouldn't think they weren't responsible no. I expect a bath overflow to work after all (unless T has stuffed it full of stuff ?)

    Of course it's legally binding. Why on earth wouldn't it be ?

      I thought the 6 month break clause might be mandatory.

      I'd appreciate more thoughts about the overflow hole.

        There's no such thing as a mandatory break clause. Whether or not such clause appears depends wholly on the parties.

          I use an estate agent on a tenant find basis with no management but always interview each of the prospective tenants who pass the tests, i pay 1 months rent as their fee and that is it, if the tenancy lasts 1 year or 10 years i pay that one fee and that is it. Anything else i would not accept.

          Why exactly do you want to use an agent for a Let only non-managed?

          The most critical bit of the process which you should be doing yourself (even for fully managed) you are devolving to others. Will end badly....
