  • Two tenancy agreements

    Need some advise. I’m thinking of renting a 2 bedroom apartment to two individuals. I have one interested tenant and I would be advertising to let the other out as soon as possible. The question is, is there anyway I can ensure that I can show the second potential tenant to the apartment after the first one has already moved in?
    Also, do I need to register for a HMO license, the apartment building is 6 floors, if so, what is the process for registering.

    Without a full description I couldn't tell you if it's a HMO - but there's no need to expand on this, as the local authority will tell you so contact them.

    If it's a two bedroomed appartment then advertise for two sharers on one agreement. Don't mess about with separate agreements as it's fraught with dangers, too numerous to mention. For a start you can't adequately assess dilapidations if one moves out before the other.

      She rented a room in a shared house in London, AST, weekly rent all paid on time. Notice given and accepted, room left neat and clean....

      i need some advise on my situation in regards to this flat offered to me and my partner. We viewed a flat which was in an old office block which had been converted into service apartments and then refurbished into flats.

      Going back to the OP.

      This makes zero sense. Why would the LA/LL want a notice to quit from a tenant who they don't otherwise have a problem with. The longer until the tenant provide the notice, the longer the tenant is liable for rent. The notice period given now say, or given a month...
