    Commercial tenant using part of property for residential - Forefiture? or protection?

    If a commercial lease tenant uses part of the demise as residential without L's consent and the landlord apparently didn’t know about this (resi use) one day due to arrears the L changed locks (when no one was there) can tenant claim relief from forfeiture due to resi use and protection from eviction or T is estopped due to resi use without consent.
