Vic - wicked landlord
Any advice or suggestions given in my posts are intended for guidance only and not a substitute for completing full searches on this forum, having regard to the advice of others, or seeking appropriate professional opinion.
Without Plain English Codes of Practice and easy to complete Prescribed Forms the current law is too complex and is thus neither fair to good tenants nor good landlords.

by Hudson01I have to concur with DPT57 - Find out first if this ' Gentleman' either owners said property, rents it privately or from the council/housing association. My job puts me in direct contact with morons such as this and i can assure you it is a long process to get rid of them (if they move at all), the...

by oystersequelHi,
I have rented a very nice small modern house in West Yorkshire for ten years with no problems. In September last year our long term tennant moved out because of issues with the next door neighbours. When the house was empty we went to re decorate. Straight away the neighbour played...-

by SefasVoiceHi there, I am a landlord who has now reached the stage of trying to evict my tenant. I issued a Section 21 that expired in Nov 2020. I have been patient and even tried to help my tenant find new accommodation, but all have been 'unsuitable'.
I am pretty confident filling out and starting...-

by DanielMI just wish Paxlo was my landlord. Whilst I whole heartedly agree it's not good to get into rent arrears, I smell a strong backstory in the narrative laid down so far. I would love to play the role of the "disgusting, benefits-scrounging tenant" he portrays and to face Paxlo in Court with...

Reply to Prospective Tenantsby nukecadWhen you say you were about to put the property on the market do you mean to sell? or to rent?
From the questions you ask it doesn't sound as if you were looking to rent it out.
If you were looking to sell then I would be asking myself why they want to rent the property and not buy...-

by fyfvecHi,
My tenant is (hopefully) moving out, but still owes a huge amount of unpaid rent. The deposit won't cover the full amount.
I'm worried they will move out without paying up and without giving me the new address.
Is it possible to file a money claim without a known...-
