    Rent increase ?

    I have a tenant who has been in situe for 5 years and I am wondering what would be a fair rent increase. She lives alone in a 1 bed flat in London and currently pays £190 pw on an AST.
    The rent was historically:
    2-3 years ago £180
    3-5 years ago £160
    Current similar flats in the same block go for £235 as per rightmove.

    My flat prob needs new windows but apart from that would be comparable.
    As she lives there alone(thus less wear and tear) and is a good tenant, I don't want to push her to leave.
    Do i go for £210 or settle for £200 ?
    Your thoughts are welcome and appreciated.

    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

      Being the sort of landlord who likes to minimise voids and keep good tenants, I would go for a rent of £200.

          Thanks for the sage advice.
          I tend to agree. I am not greedy and the extra aggro of reletting and voids for £235 would probably be self defeating. I tend to offer a single occupier a 10% discount anyway as there is less wear and tear etc. Cheers
