    Will minor inventory items be problems on departure?

    Hi,

    I'm wondering if anyone can help me with my case. I need to move out my rented flat next week, it has been well looked after but it still has a few things to be concerned, the paint of the window frame is dropped a lot and it has mildew spot on it, also there is a lot mildew spot in the bath room coz there is no window at the bathroom. I'm wondering if I need to paint it by myself or it is the normal usage coz it has been 2.5 years since I moved in. The inventory check in report says they are in good condition which is true, by the way.

    I do not really sure how much they will charge me for the deposit if they found these dropped paint and mildew spot, I have nothing to do with these but just not really know how the procedure is because I heard a lot of stories regarding the inventory companies ask the landlord to charge the tenant a lot after the check out.

    Hi,

    I'm moving out the flat next week. I'm wondering if I need to paint the window frame because the paints dropped off, the inventory check in report mentioned a little bit about the window fram: cracks and peeling paint around frame, mark to L.L. bottom, glass not cleaned. but it has mildew spot anywhere now. Also the bath it has mildew spot now, it says mastic seal stained and sporing to back, should I use any mastic seal to cover it by myself? I do not really sure about how my landlord will charge me for this kind of normal un-avoidable usage, can you advise me any? Thanks.

      If the fixed term has ended and it is now SPT, is it not the case that the rent review clause is of no effect and you can use s13?

      Or is yours a contractual periodic tenancy?

      Tenancy start date May 2020 in England. 6 month initial AST.
      My tenancy agreement says
      “The landlord may increase the rent after the first 52 weeks of the tenancy…..”
      Is there a specific form I should use?...

      I would not walk away.... i would run away ! Not a hope would i buy a property where there was zero building regs on something that should of had them, as said.... what other bodge jobs have been done. Not a chance.

      Thanks again. I think I’ll have to just write to them informing them of the increase. They’re under s21 and s8 for rent arrears. They decided to deduct from the rent , the cost of a repair bill to which I did not agree....

      Unless the seller did their own conversion, any builder would have been aware of building regulation requirements, and so the seller would have been aware of the issue.
      I'd guess that they either very naively thought no one would notice (unlikely) or hoped you'd be so far into the process that...

      Yes I was thinking they’ve left it so late on in the process in the hopes that when I found out I’d not bother backing out, the estate agents are trying to convince me that it would be fine to let out as a 3 bedroom but I have contacted other letting agents that have said it wouldn’t be allowed...

      Unless this place is unbelievably great otherwise, I wouldn't go ahead.
      The seller should have sorted that out, or at very least brought it to your attention at the start of the process.

      And what else haven't they told you?...

      Section 8 notices don't expire, but some of the grounds are implicitly time based,
      For example, you might find it tricky now getting possession for anti-social behaviour in January 2021.
