Self managing from a distance?

Following on from lettings agent mismanagement thread..

I am tentatively, looking at self managing my property & discussing this directly with the tenant who appears to be settled.
I have a local gas safe and electrical contractor on hand.
My sister will act as my immediate contact point in case of emergency.

What key steps do i need to take to self manage my property?
specifically: 1. setting up a recognised rental agreement?
2. organising tenancy deposit scheme.

Any decent advice really welcome.

Yes the AST is still valid.

As for how many people can live in the property that depends on landlord licensing rules in the local council…if any....

I recently had to fill out an N5B and found the NRLA guidance notes helpful, you need to be a member to access them - around £75 but money well spent if it stops you making a mistake. Membership also gives you access to a helpline which will be useful
