    Disappearing tenant

    Tenant half way through AST Agreement and now seems to have disappeared. Have written several times re some outstanding issues (one month's rent, general behaviour causing nuisance) but no reply or reaction. No answer on phone. No contact now for 3 weeks and no sign at property. What are my rights? How soon can I enter or do I have to serve a notice. Tenant Polish so may have returned home, just to complicate things. Help please!

    To be totally safe from a claim of illegal eviction you would need to obtain a court order. However, this may help: http://www.landlordzone.co.uk/legal/abandonment.htm

      Could be in hospital/police-custody/prison/Poland-4-holiday/round new BF getting ***g**... : In all these cases the tenancy continues. Be careful & follow advice above!
      I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...
