    Thanks again. One more question, hope you don't mind and thanks for your help!

    Putting aside additional expenses she has incurred (such as having to rent a room after needing to move out due to the smell, driving 70 miles a day further to work, etc), are their any presidents set for a sensible percentage of rent to claim for?

    The rental amount is £650pcm. Would it be sensible then, for example, to say that the flat consists of 4 rooms and to therefore ask for 25% of rent paid in the claim? Simplistic example, but you get my point.

    I wonder also, if she agrees to pay the landlord's reletting expenses (as the landlord has stipulated in return for ending the tenancy) if they could be included also?
