    Should I prepare for the worst with last few weeks of contact about LL?

    Sorry if not clear just not sure best course of action, also I live in Scotland but the query is more of a personal nature than a legal nature.

    Moved in Feburary, paid deposit and one months rent in advance, never had any real issues with LL apart from them being a moaner for example having 2 sets of front doors to building and getting nagged to make sure I lock them both(despite doing so) felt like I was being accused of something since she said someone kept leaving the inner front door open!

    Also there was a small dent about the size of a 50p piece on wall between my flat and one below and LL blamed me but since the blame havent heard a single thing about it.

    My contract has ended but I forgot to give notice in at first so my notice now runs out 3 days before a month i.e 27 days instead of 30 and I pay calendar month.

    Anyway it was due on the 26th and I havent checked my bank but TBH I forgot that I only set up the SO to be paid last in July as when I moved in I assumed I would move end of August.

    Recieved an email from LL yesterday mentioning that the rent hadnt arrived and so I replied back by email and text saying I made a mistake with the SO and forgot and reasons why and never heard back, I also sent a text last week a few days after it was supposed to go out to check if it arrived and got no reply.

    Got a text today mentioning rent is 10 days late and the LL is annoyed!

    The reasons why I am annoyed is that I have seen the LL come round a few times in last 2 weeks as I told them I want to move as early as possible so if they find a tenant who wants to move in with only a few days notice or such its fine with me as long as they tell me when incase I have friends or family round and so LL has been bringing people around WITHOUT telling me including one time I had to rush to even get my trousers on as LL walked into my room!

    I am preparing for the worse and my question/queries are that should I be doing so or not? I have half a mind to just not pay final months rent but want to keep LL sweet for future references plus like to know I am good with bills.

    And what would you do on both sides of the fence in this situation i.e do you think LL is under or overreacting etc.

    Your Ll has a right to be annoyed that you haven't paid the rent. She should not have to chase you for it. Pay it immediately. Don't withhold it.

    You have a right to be annoyed that she has walked into your room uninvited. Ask her not to do it again.

    Because you are in Scotland the legal minutiae of the notice period and your leaving may be different, so I won't comment on that.

      I say LL but forgot to add that, she isnt the LL its her husband who she has only been married to a few months, the contract has his name, the bank account has his name.

      I also meant that if she knew the rent was late, why didnt she bother telling me the various times she has been round this week or the week before and I sent her a text a few days after it was supposed to be paid checking if she recieved it and she never bothered texting back.

        Probably irrelevant. She is obviously acting as his agent. Nothing wrong with that.

        I repeat : your LL (or his wife) should not have to ask you repeatedly for the rent. You should pay it as arranged, not wait until it becomes overdue then feel miffed because they don't notice immediately and issue a personal invitation to pay it.

          No need to repeat I heard you the first time! I was NOT waiting till it became overdue just felt like if it was such a problem for them why didnt they mention it to my face at any time she came round.

          Also dont think I mentioned I replied to the email I recieved stating it would be paid first thing Monday morning since that was when bank reopened and still got the text a day later.

          The only reason I was thinking of not paying was worry that I wouldnt get deposit back when I moved out and having to take LL to court which I dont want to do but I didnt want to be in LL's bad books partly in the sense I like to know I have fullfilled obligations to people without hassle and also that I might need a reference in future.

          Thanks for your input this far though, its interesting to know other peoples opinions.

            Talk to shelter Scotland - the rules are different on nagging for rent & also on if LL can show people round... but I'm sure they are being too free with your property. Call Shelter, 0808 800 4444 but they are a charity & expect a wait.

            I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

              I am really, really tired of hearing your various complaints about meanie landlords who *sob* just don't understand the myriad incredibly valid reasons why your rent is late. Fascists.

                Why don't you check if the money has left your account?

                Allow tenants to protect their own deposits. I want free money when they do it wrong
