    Taking over management myself- what do i need to do?!?!

    Ok, so my letting agent has been a disaster from start to finish and i have decided to take over manegement of my property myself.
    there is a tenant in - she is £2995 in arrears but now HSA pay me direct- I do not trust the ex agent to tie things up properly so other than register with a deposit protection scheme and get the keys off agent what else do i need to do?!?

    As I read the legislation, any person receiving a deposit has to comply with the legislation, but the only people who can be sanctioned for not doing so are the landlord(s) (s214).

    The s214 sanctions apply to s213(3) and (6) only, both of which apply to landlords who receive tenancy deposits...

    I now believe that one of the tenants had Covid just before vacating and was in a period of Self Isolation, perhaps this is why the Agents suggest a "Deep Clean" to protect the next tenant. It would also explain why when the next tenant was due to move in, our Letting Agent put the tenancy...

    or just work hard and hopefully take an early retirement.

    You can't predict the future. Things always go in cycle. They want to get rid of Section 21, so you may be unable to get your property back. You may end up working and subsidising your rentals....
