    Buying a property with existing tenant

    Hi I have exchanged on a property that has a AST tenant. Agreement is until January 2011 and completion next month. I was told that I need to serve Section 21 Notice.
    Do I need to do anything else? I am worried as the property was let at the lower rent than it should be for the type of the property and the tenant might decide not to move out at the end of the tenancy.
    Should there be a new agreement between me and the tenant or addendum to the existing one?

    Please help
