    Realised I made a huge mistake and want to move out

    I moved into a very small bedsit in Bloomsbury at the end of July, thinking that I could cope as I would be out all day and would use it as a place to sleep and shower. However, I now realise that I should have considered living in a shared house or wainting until I could afford a proper apartment - at least then I could have enjoyed a living area and a proper sized bedroom.
    Luckily work is going well and I am in a better financial position than I was expecting (I am a freelance writer, I'm 22) and the future is promising despite having to work 50/60 hours a week. So I can afford something a bit better - like a one bedroom ensuite studio flat with a small living area.

    Therefore I want to move out and find somewhere better. The shower in the shared bathroom that I use is just horrible, there is a rat living under my fridge (nothing has been done about it and I may have to pay for pest control to be installed in the mean time) and it's getting me very depressed living in such a tiny room. I realise this is all my fault - I did view the property and I knew what I was getting into. I just always assumed that living in London I would always be out during the day, working, going to museums, staying over at friends etc. While I am usually out during the day, I realise that it is very important to have somewhere where you can escape to from all the noise here.

    I need somewhere where I can relax - sit on the sofa, use my own bathroom and have enough space for a TV (my bedsit doesn't even have a chair, just a bed, small desk and the tiniest kitchenette).

    Sorry for all the yack yack, anyway onto business. I signed a tenancy agreement on July 28th for 12 months. In the contract there is a clause which states that this can be reduced to 6 months, provided I give the landlord 6 months notice (i.e let him know before November 28th). However, I can't wait until January! It's just becoming intolerable to live here. Maybe other people can cope with this type of living, but I can't.

    There is very high demand for rooms like this because of the location - 15 minute walk from Oxford Street, almost a stone's throw from the British Museum. It's close to the University of London so plenty of student demand as well - especially as the university academic year begins next month. Surely I can just contact the landlord, say I need to move out because I can't cope here and I could arrange viewings for new prospective tenants for him? Ultimately it's all about money - he just wants the rent paid! I'm pretty sure I could find him a suitable tenant within just days as this room is very cheap for the location.

    Do you think this could work? Or do I have to pay all the rent for the remainder of the tenancy, even if another tenant could be found. I'm guessing he would keep my £550 deposit though!

    You do not have any right to end the letting early, unless the Letting Agreement explicitly gives you that right.
    But you could contact L and offer:
    a. to locate a suitable replacement T; and
    b. to pay L's costs.
    In exchange, you'd want L's confirmation that your liability ends on the day that new T's liability begins.

      1. If you have an unwanted pet rat then you need to put down some poison; best use your LA ratctacher. If there is a structural problem where they are getting in and it can be located your landlord should be contacted.
      2. You can't just walk away from your tenancy. Ask the L to find a new tenant and if he uses an agent you will have to pay their fees, however he does not have to do this and can just expect you to carry on to the end of the fixed term.
      3. Try finding another tenant yourself and put it to your L.
      4. From what you say it shouldn't be too difficult to let.

        As I expect you realise, you have signed a document in which you agree to rent the property for at least six months and thus your landlord has every right to expect you to do so. Your only hope is to discuss the matter with your landlord and see if he can be persuaded to release you from your contract early under certain conditions. If he agrees to you finding him another tenant, then the only thing he can't do is to expect you to pay rent after the new tenant has moved in, however he is entitled to make some form of charge for the extra work he will have to do in installing another tenant within the six months of you taking up your tenancy.

          Report immediately to the Environmental Health Officer at the local council.

          Please can you quote the exact wording of this clause.
