I AM INHERITING A FLAT WITH A TENANT WHO DOES NOT HAVE ANY AGREEMENT & NO BOND WAS TAKEN AND IS ALWAYS 5 WEEKS RENT IN AREARS. HE HAS BEEN IN THE PROPERTY FOR ABOUT
3 YEARS. i AM HAPPY TO KEEP HIM ON IF HE CLEARS THE ARREARS BUT I WANT A CONTRACT TO START AND TAKE A BOND.CAN I DO THIS
First off, please do not use caps-lock. It comes across as shouting.
You cannot force the tenant to sign a new contract. There is already an existing contract, whether written or verbal. You also cannot force the tenant to pay a deposit after three years.
It would be highly advisable to seek specialist advice from a landlord & tenant solicitor as to your legal obligations as landlord, before considering the demands you would like to impose on the tenant.

Recently I signed a contract with a potential lodger, with a move-in date of July 1st.
The contract was signed on the 14th of June, with the deposit paid. I cancelled the contract on the 22nd of June and returned the deposit on the same evening.
If the landlord allowed you to stay for the extra days, then unless he specifically agreed in writing that you would only have to pay for 4, you owe a month's rent, (assuming you paid rent monthly). If the amount you're disputing is little or no more than this, I wouldn't bother if I were you....
Ex landlord has now sent 2 seperate letters before action using panel solicitors from a legal insurance policy (DAS)
on both occasions he has failed to take us to court as threatened.
This is due to the fact he does not want us to receive deposit back.
We have stated we intend to...
I'm a tenant but can't find useful information about my question elsewhere, so if you could spare a second replying I would appreciate it. Long story short, I've been renting in the UK for more than 10 years. In my past tenancy, I discovered lots of my Landlord's personal items...
Given it is only a month i would just pay to avoid having to take on a solicitor to fight it, as said above you have dodged a bullet with this one, god help the next home owner who misses the signs and she moves in !!!
