    Is a tenancy (it’s notice period and rent owing), which has been running for a number of years, valid without a signature from tenant on the ast?

    An AST can be either written or oral.

    If you have a tenant living in your property then you have created an AST whether it is written or not, signed or not.

    You therefore have recourse to the law if they are not paying rent.

    How many years has the tenant been there? Are they an assured tenant or AST tenant?
