Paul you mentioned that about ARLA etc - can you please explain what are the advantages compared to those estate agents that are not registered as ARLA?ARLA will be amalgamating probably sometime next year with the NAEA in some format still to be agreed by the two bodies. NAEA, ARLA and RICS agents all have to have stringent criteria in place which protects both tenants and landlord, and all are now members of the Ombudsman Scheme - look at all their websites if you want the low-down
ARLA are much smaller than NAEA but their publicity is much better concerning awareness of the public and press coverage. There are only about 1,000 letting agents who are ARLA members, but about 5,600 NAEA members who deal in lettings.
The advice I give should not be construed as a definitive answer, and is without prejudice or liability. You are advised to consult a specialist solicitor or other person of equal legal standing.

As many have said on here you need to take each tenant on its merits and not just dismiss it if the tenant is on HB. I was for a time on HB, I worked part time and claimed HB to pay the rest of my rent. Except for when I was in council accomodation I have always had the cheques made payable to me and I have always sent the money on to my LL. Yes the system is fraut (SP) with problems but so long as you stay on top of them you are oK!.. Oh and Vic .. you can write to the Ombudsman they then send a form out but the letter you originally sent is used in any action against the council! I have been there 3 times!! One of which was a councils complete incompetance in dealing with my HB claim!!

I firmly believe that ANYONE can lie cheat and steal so ALL must be checked out. I have had good and bad tenants from both sides of the playing field!
GOVERNMENT HEALTH WARNING: I am a woman and am therefore prone to episodes of PMT... if you don't like what I have to say you can jolly well put it in your pipe and SMOKE IT!!

Oh and on a serious note... I am NOT a Legal person and therefore anything I post could be complete and utter drivel... but its what I have learned in the University called Life!

It may be that there is no shortage of council housing in that area. I know that Hull City Council has an Accredited Landlords Scheme, and I think there are incentives there, e.g. discounts on central heating installation.Phone
