Directly approaching a tenant
Hello
I am about to rent my property for the second time but am having major problems with a letting agent (I got my fingers burned badly last time after the LA went bankrupt taking my money with them!) They are insisting that I use them as stakeholders in the TDS whilst I want to use one of the two insurance backed schemes to hold the deposit. I have seen my solicitors who have drawn up a clause to replace this particular section in the contract allowing me to use the insurance backed scheme, but they still are not happy with me altering their contract. I am in contact with the tenants who want to rent my property directly and understand that they have paid £300 and signed a letter of intent but nothing else at this stage. The LA told me today that the tenants are going to pull out if I do not use them as stakeholders after speaking with the tenants; I know this not to be true and they are more than happy to use this scheme as they are landlords of a separate property themselves and understand it completely. I want to know if I could approach the tenant to propose that they rent the property from me directly without the use of the letting agent despite the fact that they "found" the tenant? Any thoughts or advice as to whether this is legal and the best way to approach? Thank you.Tags: None

by nukecadSomething doesn't seem right there.
Surely any such agreement should not give them the right to sell his property until he was able to take possession of the new one?
I certainly wouldn't sign/agree to anything that allowed it, what if the builders go bust and the new build...-

by junglerowerHi, I have exchanged contracts on a house which I will buy with a buy-to-let mortgage.
The current owner has bought a new house of David Wilson's homes and they have taken his old house in exchange, which I now bought via them.
His new house is not yet finished, so he has to move somewhere...-

by nukecadInterestingly; for people receiving Universal Credit any rent that they get from a lodger or sub-tenant is not treated as income.
It is counted as income in 'legacy' Income Related benefits such as Housing Benefit or Jobseekers Allowance but for some reason not in UC.

Please let me know if I've posted this in the wrong forum
I am a mesne tenant (I have an AST with the property owner) subletting three bedrooms in a large privately rented house. I've lived in the house for a number of years and the rent is considerably cheaper than market. I look after...-

by HooperDid Foxtons provide or recommend the workmen? They have form with expensive repairs.
My zone 2 plumber is £65/hr but Pimlico (for instance - no idea why anyone uses them) can be over £100. But even at that rate there would have had to have been a lot of complications to add up to almost...-

by fpyardsI moved out of a flat a few days ago. While I was in the flat there was a leak due to a punctured pipe in a wall cavity that the landlord is claiming a deduction from our deposit for repairing.
The total cost being claimed is £492.50 for the plumber's work and £180 to repair the wall....-

Admittedly, I haven't informed the HMRC. Thankfully, I have a separate bank account solely for house rent and expenses. I've also kept a spreadsheet. This will be taken care of in the coming weeks. I don't want this hanging over my head...

He works 24 hours a week for a friend of ours who is a company owner.
I was at home this afternoon and his door was permanently shut, bar a couple of trips to bathroom and kitchen. This wasn't the case, until I announced I was vacating the house
Yes, the property owner is fully in...-

Er... As much as I (or we including the landlord) would've preferred if it didn't come down to this. Nevertheless. knowing this is an option has put me at ease. Thanks
My friend (read: frenemy) has displayed contempt for me, while he's lived here. I knocked £60 off the rent and £270 off...-
