    New T paid no rent after over a month- what should L do?

    Hi All

    I am new landlord and I have hit a snag with my first tenant. I went through an agency initially to take responsibility for vetting and introducing tenants. I was clear and it was agreed that the tenant should be a professional person in full time employment.

    The new tenant moved into my property on the 10th June. I recieved a phone call from local housing benefit agency on the 7th July requesting that I confirm I was the landlord which I did. I immediatley called the tenant to find out what was happening as I was under the impression she was in full time employment. She informed me that her start date had been delayed. I asked if she was going to be ok paying her rent and she informed me that if she gets paid (HB) I will get paid.

    It is now 23rd July and she still hasn't paid her rent. I have been trying to contact her to discuss but she is refusing to answer her phone. I have asked the agency to follow up with her as well but she is not answering the phone to them.

    Should I issue her with a sec 21 or is it too soon?

    I would be grateful on some guidance and advice on this matter please
