    Is it wise to contribute?

    I'm looking for some guidance, as still learning!

    I am a Landlord and have a tenant on a 6 month AST, he the tenant is new & less than One month into the contract. The contract does not detail the matters below.

    On moving in the tenant asked me to install a new TV aerial as the picture was poor and they could not tune in their Freeview digibox satisfactory, I obliged and to a cost of £100 to me. Also their is a satellite dish but the tenant did not want to get involved with pay TV service.
    Should I have done this and was it up to me or the tenant to pay for the Aerial installation?

    He wants me to contribute towards a new wooden garden fence (which I have given permission for) he is having installed to give him more privacy from the neighbours.
    The existing fence is 20 years old and in very good order and is of the metal low maintenance type and is my neighbours fence. The new fence would sit along side the existing fence
    The tenant has implied they will leave the fence in place when they leave and it would be decent of me to contribute.
    At present I have no maintenance obligations to do with the fence which I am happy with, a wooden fence requires protection coats every few years.
    Should I agree to the £100 contribution?
    Should I agree to this with full ownership of the fence being passed to me in writing to avoid any disputes on this matter when the tenant eventually vacates the property?
    What is the overall wise thing to do in these situations when a tenant feels they are improving the property.
    Sorry if this could have been more brief in detail.

    It would be reasonable for you to provide an aerial that works and picks up the basic freeview channels, but if the tenant wanted any kind of up-grade or satellite system, then they should pay for it.

    If the fence is in good order, and is as it was when the tenant signed the rental agreement, then you are not obliged to upgrade or change the fence. It is up to you a) whether you want to give the tenant permission to change it and b) whether you want to contribute to this. If you do contribute, then yes, it would be wise to confirm the terms of your agreement with the tenant in writing.

It depends what it states in the tenancy agreement but normally the tenant would be responsible.

        You can Freesat card which I believe is only £10.00 and and then just buy a
        2nd hand sat box. I guess I would put an ariel up, if I couldn't get them to go with freesat, as it's an one off expense and I doubt the T could take it with them, and good customer service.

        The fence, you said is in good condition, So I wouldn't give any money for it, unless it's broken.
        I guess because you paid for the ariel, they think they can get you to contribute to most things. If you agree, I guess a request for a new cooker or something be next!!!

            Many tenants seem to make assumptions about a property when they view it and this then sometimes results in these kind of scenarios.

            A landlord's minimum requirements do not extend to a TV aerial.
            Not even a fridge, a cooker or washing machine are required for a LL to provide.

            I would not have done any of the things that the tenant asked you to do.
            Its down to the tenant to assess if a property is suitable for their needs, before they agree to take it.

            Some tenants take the piss.

              It's exactly the same when you're viewing a house to buy. You have to ask which features are staying, otherwise don't be surprised on moving in day to find all light fittings, curtain poles, garden plants etc. missing.

                Their was an existing Aerial socket in the corner of the the lounge.
                I assume the tenant thinks their is a working Aerial. Perhaps I Should have removed this and fitted a Blank Face Plate.

                  I think it's fair to get a working aerial, although not necessary, it makes a lot of difference for little outlay.

                  I would not have done the other things that your tenant requested though, unless they are paying a premium that you are unlikely to get from someone else.

                    Re the fence issue:

                    you mention that the tenant intends to place this within your boundary - how far in? The point is if yor neighbour decides to take down the chain link then you could potentially lose space from your garden and whether its 2" or 2ft that land goes to China (my grandads saying not mine and recovery would cost more in removing the fence and replacing.

                    Also if they are doing this then you ave no guarentee they wont choose the cheapest contractor, the cheapest supplies etc.

                    This is something he should have asked at the start of the tenancy not after it has commensed - therefore I would either

                    1. As the next door neighbour if they would be willing to contribute and do it down the boundary as your main fence
                    2. Reject your tenant with his requests - it could be more hassle that its worth

                        I agree the others, the aerial should give them channels 1-5 and then its upto them if they want freeview - some aerials depending on location do need tweaking slightly since the digi switchover.

                        Fence - no way should you contribute if its in good condition.

                            Landlord is the relevant party and presumably knows his lease so as long as she has his consent there's no problem and it certainly won't affect any reference
