    Guarantor and joint tenants

    We are currently referencing 3 tenants for a professional houseshare. One of the tenants is currently seeking employment after finishing Uni and we are therefore referencing his Father who will act as Guarantor. The rent per calendar month is £750 jointly payable by the 3 tenants. Is the Guarantor liable for the full montly rent if any of the 3 tenants default on payment, or just his son who he is acting as Guarantor for? Thanks for your advice

    Thanks for your reply. It is one lease with all three names on it for the full monthly rent. My understanding is that the Guarantor would ultimately be responsible for the full rent?

      Absolutely correct,

      one AST agreement with 3 names, guarantor acting on behalf of all the tenants liabilities. I would definately make this known to the guarantor before he signs anything.

          In fairness I tried to use the search facility before posting but could not get it to work. Obviously can't say whether the Op tried or not just that it wouldn't work for me.

            I doesn't work for me inside this forum - I had to go back to the previous page and try there - but even so it seems to be limited in how far back it goes = server space I suppose, I guess.

                Agree the search facility within the forum is temperamental. For me it was working quite well when I checked when this search query was first posted. It still is right now!

                Have got into the habit of using the search facility under the LandlordZONE forums page rather than here under the Rental Property Questions.

                The problem could be related to which browser (and version) you are using and your actual service provider.

                A right click and "open in new page' is very useful. Apart from solving access problems to search, it gives you an easy source for copying extracts or the URL link to the page you have found and inserting it in the post you are writing in the first opened version of the browser.

                    Unfortunately, you were told when the works would start and that anyone would know that there would be disruption with noise and dust when the works are being carried out. You just need to live with it until it is finished and then enjoy the new kitchen in peace and quiet.

                    Any company that thinks they can get them out is fooling you, and just taking your money. Due to the lack of knowledge and experience, the law is on the T's side in this case. I hope you have protected any deposit, EPC, etc, otherwise you may be ending up paying them money in compensation.
