    Changeing form Agency to Private let

    Hi there

    We successfully, rented out our 5 bedroomed property last year via a tenent referral service only from a letting agency.

    However, this year we intend to do a private let and issue our own contract with as we now have found new replacement tenents and simply do not wish to pay an agency the fees when we have already done that part of the service.
    However I would like to ask advice on afew things

    1) Can we use the same contract as previous tenants, removing wording that refers to agency ?

    2) We intend to carry out full tenent and guarantor checks, and are referring to procedures stated on this site, but are there any main differences with levels of service from companies when having tenent credit checks etc done as a Private landlord as oppossed to agency checks ?

    3) What would people say are main advantages or disadvantages (aside from initial financial outlay) of us taking this additional responsibilty

It's likely to be a copyright by the agency or whoever rpoduced it even it it doesn't say so on the document. Also how do you know that it's even a decent one? You could be compounding a poor tenancy agreement that doesn't adequately protect you.

There is little or no difference!

    3) What would people say are main advantages or disadvantages (aside from initial financial outlay) of us taking this additional responsibilty Hard to say in such a short space but it depends on how good is your legal knowledge!
