My tenant left the property of her own accord after her partner left the property. She has left her possessions in the property and despite three attempts, once with Police presence she has still cleared her possessions from the property. I was initially advised that I cannot just dispose of her belongings, however she has been given adequate time to collect her possessions. When speaking to the police on the third attempt they were still unclear whether this would be a criminal offence. We have agreed for her to come this friday to collect her belongings however she keeps making excuses, if she fails to collect than could I just leave her belonging out on the street? I know she will not take this matter court if it is a civil matter but don't to fall on the wrong side of the law if it is a criminal matter. Thanks

You can only end the tenancy with the support of a court.
The tenant can only end the tenancy by giving valid notice or by surrendering the tenancy.
It wouldn't invalidate the notice, but it seems a little fantastical....-

They can invest the money while it's in their possession and generate income that way, but they can't convert it to their own ownership.

There's not so much time difference now, but there is a possibility that there won't even be a hearing with the accelerated procedure, which would be less stressful.-
