    Section 21..Download?

    Can i just ask...
    Since i have to serve a S21, i was wondering if anyone knew any place to download it from?


    Web Address?..etc..

    I have one from the "Lawpack" but i was thinking of saveing it / taking it back and just downloading it ?

    I cant search this site or the old site on the forums because as soon as i hit the search button..on my pc...the site just disappears.. Which really makes me want to jump off a cliff or push the tenant off it....not sure which one yet !!!

      If anything she has done has breached a term of her tenancy agreement, you can serve notice.
      But there is currently no access to a court to escalate the issue if she declines to leave in line with it.
      Even with access to a court, a judge may decline to evict.

      Its a slippery slope. As soon as a tenant finds out that you are not going to do anything about late payments or rent arrears they take the pith.
      Ask yourself what a professional would do ? As soon as a payment was late I would assume they would send a 7 day notice to pay with a notice that if...

      I have a Tenant Couple who have informed me this week that they can not afford the rent this month. Naturally they have blamed this on the Coronavirus however they have paid their rent 1 week late often, sometimes longer so have struggled in the past.

      It depends on the judge.
      Often they're just happy to have an excuse to delay / defer a hearing.

      So if possession is based on unpaid rent and another court is going to come to a decision on the rent, possession can be deferred.

      And it might have no impact at all.
