    Rent increase, agreement from tenants?

    Hi All,

    I'm looking to increase the rent by way of issuing a Section 13 notice. Tenants have been in the property since Oct 2008 and now on periodical. What I'm unsure about is getting their agreement. The notice is just that, do I need to include a form for them to sign so I have their written agreement or do I just wait and if I don't hear from them and they pay the increase accept that as their agreement. I've read all the past threads here but can't find anything about tenants agreement to the increase. I'm not expecting them to complain, its a small increase and well within market rates.

    As I read the legislation, any person receiving a deposit has to comply with the legislation, but the only people who can be sanctioned for not doing so are the landlord(s) (s214).

    The s214 sanctions apply to s213(3) and (6) only, both of which apply to landlords who receive tenancy deposits...

    I now believe that one of the tenants had Covid just before vacating and was in a period of Self Isolation, perhaps this is why the Agents suggest a "Deep Clean" to protect the next tenant. It would also explain why when the next tenant was due to move in, our Letting Agent put the tenancy...

    or just work hard and hopefully take an early retirement.

    You can't predict the future. Things always go in cycle. They want to get rid of Section 21, so you may be unable to get your property back. You may end up working and subsidising your rentals....
