    Access

    Our tenant did not vacate at the end of his lease and is waiting to find somewhere else. He is living in our property without paying rent. My question is we need access for builders to go there. Do we have rights to access at any time. We would notify him of such action first.

    Hope someone is able to help.

    You do not have any access rights unless T grants them; but the tenancy is still continuing and T is still obliged to pay rent. Make him do so!

      For what purpose do the builders require access? For example, is the property structurally unsound?

        Builders need access outside to remove two chimneys.

            Yes - but make sure you get this tenant to pay his rent!
