    What exactly can i deduct from deposit??

    Is there a specific list of what I can deduct from the deposit; I want to be as legit as possible but also do not want to be out of pocket. Other than the obvious (eg carpet burns<etc) what else can i claim for?

    e.g. New front door lock as broken by tenant?
    -paying a gardner to mow a very overgrown lawn?
    -carpet cleaning.

    etc, etc etc

    As i said i want to be as fair as possible HOWEVER this tenant has been the worst one ever - continually late rent, ultimnately evicted through a section 8, i also want to squeeze out every legitmate penny from the deposit.
    So can i also claim for
    Overdraft charges due to late rent?
    postage for letters sent re late rent?

    anything else much appreciated.

    1. Regardsing deductions for damages it will depend on how detailed your check-in inventory was in order to compare it with your assessment after the tenant moved out.
    2. You can't charge the tenant other than for interest on late payments as specified in your tenancy agreement.
    3. You can't make a charge to the tenant for your lettera unless you had a clause in your tenancy that states the tenant will be responsible for the landlord's reasonable administrative charges concerning serious breaches of the tenancy.
    4. You can't impose any "penalty" on the tenant, just your actual (mitigated) loss.

      my actual costs incur paint to redocoarate as soom rooms were left grim., hiring a carpet cleaner as she had a dog (unauthorised by me) - so i may need to replace carpets? can i charge for all this?

      due to the garden been overgrown i have had to pay someone £85 to hack back and make it look like a garden again as opposed to a scene from Jumangi!

      Also my time out work (having to take 3 days holiday to sort) - can i charge for this?

        I can see this might not be getting through! Have you an inventory? If not forget it! But............

        You can't penalise a tenant for having a dog as any clause stating no pets allowed might be considered unfair. You need to source plenty of posts on this subject using th search facility.

        You can't make any charges for your time unless you advised the tenant in writing before they took the tenancy that your reasonable costs will be charged to rectify any breaches.
