Is there a specific list of what I can deduct from the deposit; I want to be as legit as possible but also do not want to be out of pocket. Other than the obvious (eg carpet burns<etc) what else can i claim for?
e.g. New front door lock as broken by tenant?
-paying a gardner to mow a very overgrown lawn?
-carpet cleaning.
etc, etc etc
As i said i want to be as fair as possible HOWEVER this tenant has been the worst one ever - continually late rent, ultimnately evicted through a section 8, i also want to squeeze out every legitmate penny from the deposit.
So can i also claim for
Overdraft charges due to late rent?
postage for letters sent re late rent?
anything else much appreciated.
