Just a quick question, I'm new to rental. Just want to know if
for example I have a tenant that moves in on 1st July, does he pay in advance for July as well as August and then and at 1st August pays by standing order thereafter. I'm planning to collect a holding deposit for 1.5 times rental and return this after the tenancy is over, does that sound like a common practice.
Also, the tenant has indicated that he wants to rent for 12 months, is it better to draw up an AST for 6months and then another one for a further months?
