I have just let a property using a letting agent. They have signed the tenancy agreement but is it a requirement for me as the landlord to have signed the AST as well?

Sub headings in the AST will, should or could include the following:
Tenant's obligations.
e.g. to pay the council tax, water, t.v. licence etc. etc.
Often they are told to keep the grass and hedges cut, even though a paid gardener may do this. ( silly agents !)
Repairs
e.g. Keep the property clean, tidy, etc
e.g. To notify landlord of dry rot, infestations etc.
e.g. not to block drains
Landlords Obligations
e.g. to have buildings insurance, Will not be liable for third party services etc, etc.
Tenancy Deposit Protection Prescribed Information
Housing benefit
etc etc
You realy NEED to know what the agent has said you are liable for.
The AST should include the following , as well.
Perform and observe all valid obligations, a copy of which of which has been provided to the tenant, of any headlease ( Your lease ) or covenant on the property etc etc,
So the tenants have to behave in the same manner that you have to, if you were living there.
The agents are paid by you, are your agents, you can ask for anything. And you want a copy of the lease they signed, no explanation as to why is needed.
The tenancy is between you and the tenant. The agents only act on your behalf, so get to see what you have said you are liable for in the AST.

always good for new Landlords to ask for copy of blank AST to check, and ask questions regarding items you don't understand. Such as giving your tenants notice to quit before they have moved in ! !

In my view, both sides must be free to choose. If you take away the right of businesses (which LLs are, whether they consider themselves to be or not) to assess risk and respond accordingly they will not be in business for very long. And if the LLs disappear then...-

Reply to Single parent rentingby DctThe UC is too help pay for childcare, so she can work ( and does work full time), therefore pay rent/bills etc etc. It just feels like some landlords make sweeping judgements as soon as they hear single parent in receipt of UC

by DoricPixieYou don't need to get the details from the Land Registry. The tenant can request, in writing, the letting agency to supply the landlord's contact details citing the Landlord and Tenant Act 1985. I'm not sure how wise that would be if it could potentially hack off the landlord although I do wonder...

I’m a tenant facing a sharp rent increase and in need of advice.
I have a good landlord who agreed to a rent reduction last year because of ongoing maintenance issues and lower market values. However, I can only communicate with them through an agency.

Reply to Single parent rentingby jpkeatesDct If the reason that your friend can't get a tenancy is because she's a woman or because she has children, it is probably discriminatory.
Which is probably a reason no one is going to explain why she's being turned down.
Being on benefits isn't going to help either - because people...-

Spend £3 with gov.uk land registry and get deeds which will get owner name and address then communicate directly
Agree with above advice
Agent probably wants new agreement signed so they charge landlord fees....-
