    Guarantee: separate Deed or in Tenancy Agreement?

    I have a prospective new tenant. I am considering asking for a guarantor, for reasons irrelevant to my question.

    I've never had a guarantor before, so I asked the agent (big London chain, ARLA member) how they usually go about it. They said they don't do deeds of guarantee, instead they include provisions in the tenancy agreement and get the guarantor to sign the TA as well.

    I feel a little sceptical since, AFAIK, a guarantee must be executed as a Deed, not as a contract.

    So, is what the agent is suggesting feasible and enforceable?
