What is your opinion on long term lets to council

We have just purchased a three storey townhouse and are planning to let it through an agency with a rent guarantee (first year only). However, we have also been told about schemes whereby you let it to the council so you have guaranteed rental for the period specified.

Interested on your thoughts, do you still get the market rate or is it a lesser rate than if you rented to a private individual.

I don't think you'll achieve much by making the tenant bankrupt other than making it nigh on impossible for the tenant to rent again. A CCJ is enough to make landlords think again but full blown bankruptcy...good luck!. By the sounds of things you are not their only creditor which means any surplus...

If you do go down the route of changing the locks when they are out then may i also suggest that at the same time you place a call with the Police to inform them of this, and request that the neighbourhood team are informed so if the then ex tenant '' kicks off '' upon her return and calls 999 they...

You never let them back in once you've changed locks. You pack up all gheir stuff and hand it to them outside or through a window.

Thanks for all the constructive advice I think my way is now clear. I get the impression that the wife will not go quietly no matter how much discussion takes place! The latest government figures for possession claims have been published, which cover January through March 2022.
That's post Covid restrictions and would probably include most of the last of the Covid backlog.

And there's no sign of the massive wave of evictions and resulting mass...

Maybe not with this landlord, but i assure you there is with others, me included, i keep my rents below market levels exactly beacause my tenants are exellent and have been with me for a while now, i do not want them to leave and they do not want to leave...... so the arrangement works, i think most...
