    I've been renting room free- so have I any rights?

    I have been renting a room on weekdays and now the landlord is selling the house and I will have nowhere to stay during the week. I don't pay any rent because it's a family friend who lets me stay as a favour. The problem is I took a job nearby and the only reason I was able to take it was because she was able to let me stay.

    What are my rights with regards to staying in the house or for her finding alternative accommodation for me?

    I have heard that even though I haven't been paying any money, I am still a legal tenant. Please help as I have to move out asap apparently.

    Assuming that the OP is actually genuine...

    Your rights; they should not use physical force to evict you. They should not throw your stuff out (not right away anyway).

    Make arrangements quickly or you will lose a friend as well as a place to stay.

      Even is you were a proper tenant, with a properly signed contract, paying rent for a long time then your friend would only need give you 2 months notice to get you out.

      In your case you will probably be classed as a lodger (with a licence to stay) which is different to being a tenant insofar as you have no real rights at all and can be asked to leave with a weeks notive. Your confusion is rights for a non paying tenant, but you will likely not be classified a tenant only a lodger so it does not count.

      Even if you did have rights to stay (which you won't) you have no rights to stay for free, and your friend can simply start charging you a high rent, in which case you might as well just go and find somewhere else to stay?

      You have had an amazing benefit until now o be grateful. Go and pay for a room like everyone else. If you don't earn enough then the council will help you. Please do not make life difficult for the saint you have been living with, least of all as you will get no benefit from it.

          You are a lodger, not a tenant. You have very few rights. You have no right to remain in the house when your landlord asks you to leave. Your landlord is not obliged to find alternative accommodation for you.

          Take responsibility for yourself and find alternative accommodation.

            No Problem, come and stay with me.

            I ve got a bit of space ....at the bottom of my pond, you'll be right at home with the other pond life in there.

            Go and pay your way like the rest of us, I'm sure your friend has given you enough notice to find somewhere else, if you are really stuck I have some soggy cardboard boxes going cheap.

                On the basis of a few lines of text, some who have posted in this thread have come to the conclusion that the OP is variously a scum bag, an ingrate, pond life, fit for life on the streets or an animal that should be put down.

                The OP has simply explained his situation and asked a question. We do not know anything like the full background. No one has taken into account that, even if we allow that the OP may have been taking things for granted and got complacent, it must still be a bit of a shock suddenly to find that what he has taken for granted is to be taken away at short notice. There is a strong clue in the name he has chosen to post under.

                However unreasonable we think they are being, everyone has the right to know where they stand. Let us reserve our outrage and moral indignation until an OP makes it plain that he is beyond the pale.

                      Even if you are an AST "tenant", you are tenant of Sarah, not a tenant of Sarah's landlord. If Sarah ceases to be a tenant that does not make you a tenant of Sarah's landlord (nor does any deposit you paid to Sarah have anything to do with Sarah's landlord).

                      Did you use them on a tenant find service only ? If so then read the contract you signed and see what it says about what you are about to do, i use the tenant find service but then let the leases go into periodic, i pay the agent nothing and never have done, maybe if i signed another 12 AST a fee may...

                      There's not normally an issue with the gas certificate timing other than the very first one.
                      That said email is not how you give people documents like that, unless the tenant has agreed to be served them by email.
