  • What is "Access" to the property?

    I own a farm and have 2 properties on the farm that I let out. These properties require periodic maintenance, such as the climbers on the front of the building require trimming with a chainsaw or the garden needs work. To what extent am I required to give notice for access. I don't believe I need to as I am not strictly entering the premises. The front of the house is not self contained and has no gates, just a small wall in front whilst the garden is self contained and has a gate.

      How would you feel if someone came round to your property without so much as a by-your-leave?

      The rented properties are the tenants' property: They are your investment.

      I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

        Actually I'd say:

        "The rented properties are the tenant's homes: They are your property"

        ...but I'm not disagreeing with the message at all.

        If the tenants don't object, maybe you could ask them if they don't mind if you do this stuff on an ad hoc basis, much as a window cleaner often appears and does his stuff without notice. But if they don't go for it, eg you wandering around their garden when you feel like it, then that's their perogative.
