  • Assured Tenancy: Landlord Sold rental property

    The landlord have tenants renting and sold his property. The new landlord seeks possession of his property. How does the notice for possesion work in a case like this as the tenants are not even 6 months in the property?

    1. Who are you- L1, L1's agent, L2, L2's agent, T, or someone else?
    2. L1 cannot obtain possession during first six months of any AST's fixed term unless under s.8 of 1988 Act- and nor can L2.
    3. L1's sale does not affect the AST at all.
    4. Has L2 served on T:
    a. L1's Leter of Authority;
    b. Notice under s.3 of LTA 1985; and
    c. Notice under s.48 of LTA 1987?
