    Perhaps the easiest course to take will be if you all simply ignore the posts that you do not wish to read or comment upon. In this way, once it has become apparent that deliberate baiting is going to be ignored, it will soon disappear.

    Firstly I question your statement that this "is a very one-sided board". I have seen excellent posts here advising tenants of the correct action to take when faced with problem landlords. Equally I have seen similar support to landlords in difficulty with tenants.

    Some of that advice has been given by professional lawyers.

    With specialist experience in health education and a member of the relevant professional bodies I deplore your use of the the offensive term "self centred bigots" to describe members of this forum whose views do not coincide with yours.

    minorbark if you are a self-confessed accidental landlord (a term I loathe) and have zero interest in managing the property at all why don't you just sell it and invest the proceeds from the sale in something else?

    No way! The current tenant's agreement continues under a periodic tenancy if they don't leave and rent is sitll payable. It is totally your fault if you have let the premises to others without having vacant possession....

    It's a loss to the landlord arising while the tenant was responsible for the property.
    It's not necessary for them to have caused the damage themselves or been negligent in any way.

    The tenant should try and recover the cost from the police (although they might as well not bother...

    I don't think this is possible and I don't think I would want a tenant who is so short of cash they can't stump up the deposit.

    The lifetime deposit has got to include some sort of insurance to cover the short fall & the details have not been worked out yet. Bottom line is - its going...
