  • Periodic versus new AST

    I'm pretty sure I've seen this one on here before but can't find it now, sorry!

    What's the pros and cons of letting an AST go periodic after say a 6 month term. We've always issued a new AST because it's seemed better that we know we'll have a tenant for the next 6 months rather than simply receiving 2 months notice at any time, but what's the other side of the argument?

    What's the concensus of opinion? Is it better for the LL or tenant or both to go periodic? Any thoughts would be appreciated. Many thanks.

    It's basically flexibility Vs security. One way you (and the tenant) can change your mind and end the agreement, the other way you know you've got an agreement and rent (nearly!) guaranteed for the term.
