I've just been informed by the estate agent that they know that i've been subletting my room. I've been renting the room along with 3 other people for over a year, it is not a council house/flat and I am not making any profit from the sublet.
I simply need someone quickly as possible to take the room as I had been paying 2 rents for a month and tried to get a replcement for my room legally but the tenant droped out.
I would like some advice on what to do and what the consequences could be.

The following is an extract from the email I received form the estate agent:
-------- is aware that there has been/are tenants residing in the property that are part of the Replacement Tenant Procedure. -------- have made all efforts to contact them and has supplied them with notice of closure. This stated - Please be advised that as of the 17th July 2009 your application will be closed and you will no longer be able to continue the replacement procedure.
There has been no correspondence returned since this was issued. Their application has now been closed.
All tenants who have been fully referenced and accepted remain liable for the property. Therefore all tenants on the agreement are sub-letting to the attempted replacement. Its is clearly stated within your tenancy agreement that this is not permitted and a breach of contract. ------------ will commence action to ensure all clauses within the contract are upheld.
