as you've all guessed it.. im new
I'm looking for some advice on what i believe could turn into an issue.
i need to establish first if im a lodger or if im a tenant
and the ill list my problems separately.
I found out about the property through a friend, she rents a room and her dad owns (we'll call him MR X) a lease hold on the flat.
We've been friends for years, and shes always been there for me when ive needed her.
I finished from a 3 year relationship and needed somewhere to live quickly... my friend suggested she had a small room but it would suffice until i found somewhere bigger.
I signed an agreement which Mr X, which appears to be a home drafted one.. basically saying.. you will respect property, not trash the place etc etc
I moved in just after my birthday in march, and had been paying rent on an advance monthly basis (always paid on the 28th and due on the 1st)
Each month i had been asked to pay in cash until they gave me details of the joint bank account.
This has never happened.. and another month has passed where they are withholding the information. I've asked 3 times for a receipt also.... hasn't happened.
Should i be cautious at this point??
When moving in, i was told all rooms had power points, tv aerial sockets etc.
My room doesnt have an aerial socket, so im unable to use the television. Whilst the landlord is a lovely bloke.. hes promised and promised and its not happened.
Where should i go from here?
My friend owns a cat, which whilst is an animal... its disgusting, tends to poo everywhere, is a house cat only and doesn't like to leave.
She doesn't clear this up, so the litter tray can be sat for several days without being emptied. This makes a smell.. and the litter tends to scatter.
Do i have any grounds being a tenant?
Theres rat poison in one low level kitchen cupboard - should i ask for this to be removed?
theres dodgy wiring in the bathroom, which i have been assured is dead.. which is poking out.. exposing wires (presumably a light at some point) - any ideas?
No smoke alarm batteries.
Now my major problem tends to be with 'my friend'
Since moving in, shes totally changed, moody, aggressive, and outright rude.
The flat is a mess most days, the landlord inst strictly too bothered about it, despite being communal areas.
Last night, she asked me to pay for rent via cash again (i refused asking for receipts and bank details)(surely it should be LL asking?)
shes now piped up that its her flat, despite my agreement being with her father (who resides at another address). This would then make me a lodger. and i have no rights???
She also has spare keys to my room, which she inadvertently told me about a few days ago.. so her father has keys, as does she. This leaves one person in the flat not having keys to my bedroom. Seems kind of pointless having a lock in this case. Her excuse is her dad has asked her to get copies of the keys.
Whilst she hasn't used them (or at least i don't know about it) im uneasy with people having keys.
Where do i go from here? as it stands... my rent is 1 day late (i have money to pay it sat in bank)
