    Can I let-out another room in my property?

    Hi , im new to this site and hopefully will gain some understand of how it works the more i use it . My question is if anyone can advise. I have a bungelow in london, my son and ex live in it and i pay the mortgage, however upstairs in the property their is a spare room main into a studio, having its own access, but no kitchen . The couple living here pay rent .however the council are know saying i can not let it as i have tenants already living in the premises. Any help would be useful.

    If the "upstairs bit" is separate with separate bathroom then I think council are wrong.

    If "upstairs bit" shares bathroom/kitchen then I guess council think they are lodgers of your son & ex...

    I'm confused - could you detail some more please??

    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

      Did you let, to son/ex:
      a. the whole property; or
      b. only the ground floor?
