    Section 21- landlord address required?

    When i serve my s21 do i have to state my home address as worried about possible repercussions from tenant as wife lives there alone at moment.and isn't far from tenant. Also not fair to put friends address on where i'm staying or one of my other btl's?

    The tenant has a legal right to know LL's name and an address inEngland or Wales at which notices may be served on the LL. It does not have to be your home address, but it must be somewhere where you can pick up post e.g. a solicitor's or agent's office. As far as I know that address could appear on the s21.

    If your prop is a licensable HMO, your name and (I think) your home address must appear in a public record of HMO landlords for that council.

      Even if you are an AST "tenant", you are tenant of Sarah, not a tenant of Sarah's landlord. If Sarah ceases to be a tenant that does not make you a tenant of Sarah's landlord (nor does any deposit you paid to Sarah have anything to do with Sarah's landlord).

      Did you use them on a tenant find service only ? If so then read the contract you signed and see what it says about what you are about to do, i use the tenant find service but then let the leases go into periodic, i pay the agent nothing and never have done, maybe if i signed another 12 AST a fee may...

      There's not normally an issue with the gas certificate timing other than the very first one.
      That said email is not how you give people documents like that, unless the tenant has agreed to be served them by email.
