    AST - 6 months fixed term - tenants notice?

    I am currently renting from a landlord on a 6 month AST. This comes to an end mid February. Communication with my landlord is very strained as he accuses my family of being heavy handed in his house. We have needed many repairs done to the house since before we moved in - eg: leaking sewage, blocked drains/toilets, water leaking through ceilings - none of which have been caused by my family.
    We do not want to renew our tenancy and are moving into our own home at the end of this AST (mid Feb.). Our landlord has not contacted us about renewing, can we simply move out on the date in mid Feb or do we have to give him any notice?
    We are also concerned about our deposit, which is held in a TDS. We are concerned, as our landlord often refers to the damage which we have caused (?) - which of course we haven't. He refuses to unblock drains/toilets!
    Can someone please advise on the amount, if anyh, notice we have to provide to him.

    As has been mentioned many times on this site a tenant does not have to give any notice to the landlord to end the fixed term of a tenancy, but make sure you move out on or before the last day.

    As far as you deposit is concerned make sure you write to the landlord now and bring to his attention all the repairs that have not been carried out - mention his liability under S.11 Landlord & Tenant Act 1985 - and say you will use this as evidence in the event of your deposit not being returned to you in full (you both have to agree to its apportionment when it's returned otherwise it has to go before an adjudicator - read up on this on the internet.)

      Hello Everyone,

      Via Section 21,i have recently been granted a possession order for my property to happen in middle Jan 2021. The tenants are claiming housing benefit and they owe rent arrears and monies just under £7000 - I have applied for MCOL and now currently waiting to request judgement...

      Just to close of this thread : telephone hearing took place and after a lengthy hearing - the defendants application to set aside CCJ was dismissed and a CCJ with an instalment order was ordered by the Judge. He said he saw no real prospect of the defendant defending the claim, however to resolve he...

      Even if you are an AST "tenant", you are tenant of Sarah, not a tenant of Sarah's landlord. If Sarah ceases to be a tenant that does not make you a tenant of Sarah's landlord (nor does any deposit you paid to Sarah have anything to do with Sarah's landlord).

      There's not normally an issue with the gas certificate timing other than the very first one.
      That said email is not how you give people documents like that, unless the tenant has agreed to be served them by email.

      About 3 weeks ago I had a gas certificate issued.

      I forgot to email the tenant a copy of the document.

      I plan to evict the tenant with either a Section 8 or 21 and want to know whether there is any issue regarding the delay to give the tenant the gas cert?
