    Sadly, receipt of rent cannot be made a pre-requisite for L to make the heating work- he must do this irrespective.

    You should issue a S8 g8, 10 and 11 as well, you can get an order for the arrears with that, the S21 does not give you that option, and a S8 is quicker.
    There is nothing to stop you issuing both notices.

    thanks, will get the heating fixed and issue s21 for eviction

    what can i do to recover the debt though? can the tenant receive a ccj for non payment?

    Agree with the above, but would ask the T how they expect LL to fund repair when rent is due ? (but would effect repair regardless)

    happy new year gents/ladies

    i have a bit of a problem

    one of my tenants owes me over 3k rent

    they now want their heating fixed and i've refused to do it unless they pay me some of the rent

    what would you do in this situation? she's threatening to contact the council and i retaliated by saying i'd sue them for the rent they owe

    Totally agree, the classic - still the best. They sound like a nightmare and i would be looking to get rid as soon as i could whilst we still have S21, removing kitchen cupboards !!! In a 2 bed flat...... why the hell would you remove part of a fitted kitchen, what are you going to do with the space....

    In general time of course is more important than money, but often it is the ownership of enough money that gives you free time ! The tenants i doubt were thinking in such terms though, they were simply bone idle, i grew up in a dirty house as a child, the time my parents saved with not cleaning did...

    Just had tenants move out of a property after 2 years. Always paid on time, perfectly pleasant young family who have now bought their own home BUT:

    House was grimy - looks like they didn't clean properly in 2 years rather than anything overtly unpleasant
    Garden was left in a mess...

    The property was inspected - although Covid has it effect - but the tenant is entitled to live as they wish during the tenancy. It only became a problem when they failed to bring the property back to the condition they took it in when they left.

    I was just amazed that they could so easily...
