    I have a tenant moving in next week.We have made a thourough inventory and he says he is happy to sign this rather than pay for an independant inventory clark and we are happy to avoid paying ourselves. However, I have heard this could cause problems when he checks out, as it might not be seen as independant of both parties. What experiences have you had when checking someone in. Do you literally take them through the inventory page by page, item by item. It is only a studio flat so the inventory amounts to about 4 pages of A4.

    Any advice would be gratefully appreciated,

    Back it up with video or photographs. Also if he signs it to say he is happy with it he cannot then change his mind later! So long as you have a document which you have both signed I see no problem with it not being "independant".

      Hi - I have never used an inventory clerk. (When I started in the Dark Ages there were not such things!) We have two copies one for us, one for the tenant. We then go around the flat together checking everything on the day they move in. We make a point of stating in detail such things as stains or marks on anything. We then sign both copies. That is all you need to do. So long as both you and the tenant understand exactly the condition of the property then there can be no argument when they leave. You have of course to allow for fair wear and tear. The most likely cause of any disagreement is on the condition of carpets. If they are stained beyond fair wear and tear, then have them cleaned and charge the tenant from the bond.
      Many new landlords seem worried about going it alone, and feel they have to use agents, inventory clerks and solicitors for signing the AST. Generally it is just not necessary. And you save a great deal of money. Good luck.

        The independance of an inventory is almost irrelevant. This is the purpose for getting the tenant to sign the inventory, to show he agrees with what is listed and that it is a fair reflection on the property, and not biased towards the landlord.

            I hope you've spell-checked the inventory - otherwise the "independant inventory clark" might have been employed to your advantage!!! and I hope it was thorough rather than "thourough"
