Renting rooms (shared house): include bills/C.Tax/Inventories?

I do not live near a property and want to rent out the rooms individually to single people. They would then share the communal areas and be responsible for the upkeep (in addition to their own room).

I haven't done this before so I would like to know what others do about;

* Bills (probably have to make the rent inclusive of these?)
* Council Tax
* Inventories and check in / out reports.
* any other aspects that should be considered

Also, if room inventories are done (which I would like to do), would they include communal areas, such as condition of walls, floors, carpets, ceilings, cleanliness, light fittings, items of furniture/kitchen items, etc.?

First things first - is this an HMO and if so have you registered it?

I don't think that makes any difference, but I have gone through the procedure with the local council and they do not need to register or license the property.

Hi.

I have a 2-bed house and rent out each bedroom seperately.

Bills - gas and electric are pre-pay so I let the tenants work out between themselves how they are to pay for these.

I pay the water and council tax bills, and I include these in the rent I charge.

I dont charge anything for inventory or any other paperwork.

I always take up a work reference before renting a room to a new tenant.

For the council tax, are you registered as living at the property or are the tenants registered?

Students pay no CT (and therefore none is payable unless the property is also occupied by either one non-student [25% discount on total] or more than one non-students [full CT payable]) PROVIDED that they supply the required University etc. form confirming student status.

You really must have a lot of time on your hands to waste it on unrequested/irrelevant aspects to a thread (the original elements of which you have not helped with, or even tried), that provide the OP with no worthwhile information whatsoever.

I also dispute your claim that students are the most numerous group of likely AST tenants and defy you to prove such a statement.

A lot of your posts are very good, sensible, learned and useful and it puzzles me why you have chosen to contribute to this thread in such an aimless way.

I like it, you being OP! But the points which I raised remain. Remember too that LZ threads provide a great deal of information to thousands of non-member guests who flit over the Forum and glean information anonymously: another reason for adding information not specific to OP.

But what about the reasons for adding the primary requested help, which you have not done and instead, you've spent your time, focus and energy on postings, containing irrelevant information and that few people will drill down expecting to find on this thread.

Random postings of miscellaneous lettings information is unlikely to be a fruitful use of your time or find its way to those looking for it.
