I do not live near a property and want to rent out the rooms individually to single people. They would then share the communal areas and be responsible for the upkeep (in addition to their own room).
I haven't done this before so I would like to know what others do about;
* Bills (probably have to make the rent inclusive of these?)
* Council Tax
* Inventories and check in / out reports.
* any other aspects that should be considered
Also, if room inventories are done (which I would like to do), would they include communal areas, such as condition of walls, floors, carpets, ceilings, cleanliness, light fittings, items of furniture/kitchen items, etc.?
