    Gas Certificates

    There is probably an answer for this somewhere - but I couldn't find it.

    I have a gas certificate in the name of a tenant who is leaving half way through the year. Do I therefore need to get another certifcate for the new tenant (that could be costly if they moved every six months) or will the current certificate apply. It is valid for a year and it is just the name on the certificate that worries me.

    I have been advised by the letting agency that the current certificate will be valid for the new tenant - but I just wanted to double check.

    The gas safety inspection & certificate is property specific, not tenant specific.

    It has nothing to do with who is in a particular property.
    Just make sure you have one carried out annually and you'll be fine.

      That's good news - I thought it must be property specific - otherwise you could be forking out for them twice a year. The gas certificates I agree with as it concerns the safety of the tenants but having just got an EPC I wonder what the government will come up with next - a certificate to say that your property is not using too much water perhaps?
