    tenant verify checks failed

    hi folks

    just recently i spent 80 quid to get a tenant vetted with insurance costing me 80 notes .. i had no doubts it would come up okay but its failed seems the tenant has a ccj outstanding debt of £198 5 years ago.. her credit score was +287 and it said min is 180 ? which im not sure about ..

    bascially i have spoken to the tennat and she did tell me she was married and her husband hadnt paid bills etc .. the rest of the checks were fine.. the conculsion i got from the refenence checking company was that this tenant isnt suitable for ur intents

    Does this mean if i was to still take on the tenant and if they defaulted on rent i couldnt claim the rent from the cc ref checking company

    Almost anything beats working for a living.

    Becoming a landlord because you've inherited some property makes about as much sense as inheriting several cars and setting up a taxi business.

LL said letting agent would be in touch i was told to fill in a APPLICATION which was just very basic info. Personal details landlord ref and work info etc....

    Yes, perhaps my implication that landlording was "joyful" was a bit of a stretch. Joyful was not the best choice of word to use to describe being a landlord. IMO it's more often than not still better than doing a 'proper' job though ...

    Excellent post from TT above - I vote for lots more thinking and planning rather than a knee jerk "sell". The OP may wish to increase the portfolio and look to retire early from his job - who knows what the full picture is? There may be long term tenants who are no problem and a good agency...

    Is that not kind of the point. You use a letting agent but you still need to be on top of things and manage the letting agent. None of this I-don’t-need-to-know-what-I’m-doing-because-I’m-using-a-letting-agent-and-can’t-sit-down-and-wash-the-cash-roll-in attitudes seen by some first time landlords...

    Perhaps surprisingly in some ways an unwritten tenancy gives tenant better rights (deposit protection, invalidity of s21 etc etc etc..)
